A yearly visit that cleans, adjusts and tests every screen so small issues get fixed before they become big ones.
Most screen problems start small: a little dirt in a track, a slightly loose bracket, a motor limit that has drifted. A yearly tune-up catches them early and keeps screens moving smoothly and sealing tightly. Regular care also extends the life of the fabric and the motor.
Our tune-up covers every part of the system. We clean fabric and tracks, check fasteners, lubricate moving points, test motors and limits, adjust seals and inspect for wear. You get a short written report and photos, a list of anything that needs attention and a plan for the year ahead. Many owners schedule a visit each spring before bug season. A tune-up is also a chance to talk. We ask how the screens have been working, what has annoyed you and what you wish they did, and we use those answers to adjust settings or suggest small upgrades. Many owners tell us that the best part of the visit is feeling that someone is looking after the system.
Fabric, tracks, housings and the bottom bar are cleaned of dirt, pollen and mildew with gentle products.
Fasteners, brackets, motors, remotes, sensors, seals and cables are all inspected and tested.
Limits, tension and seals are tuned so screens run smoothly and close tightly.
A short report with photos and notes on any issues, plus advice on timing for the next visit.

You tell us about the patio, the bugs or sun that bother you and the timeline, and we set a visit that fits your day.
We walk the patio, feel the sun, check the beams and columns, show fabric samples and talk through the layout.
We measure every opening carefully, write a proposal and coordinate any association approvals or electrical permits.
Your screens are made to size, then housings, tracks and motors are mounted and wired.
We set limits, pair remotes and keypads, check the seals and test every screen through full cycles.
We show you every control, share care tips and leave you to enjoy your first evening outside.
